Budva, Bečići, Tivat or Petrovac: where to buy an apartment by the sea
We compare four popular towns on the Montenegrin coast: prices per square metre from our catalogue, beaches and infrastructure, rental prospects and what makes each place special.

Budva, Bečići, Tivat and Petrovac are relatively close to each other, but each town has its own character, pace of life and type of buyer. Some people choose an active urban life and well-developed infrastructure, others peace and quiet by the sea, and others see property as an investment.
We have put together our view of each of the four towns to make your choice easier. Prices are taken from our property catalogue as of October 2026.
Budva: Montenegro's main resort and a wide choice of property
Around €3,500 per m²
Budva is one of the most popular towns in Montenegro for living, holidays and property investment. It combines a historic old town, Slovenska Beach, Mogren, a long promenade, restaurants, shops, schools, medical facilities and all the urban infrastructure you need.
Budva offers a wide choice of property: from compact studios to spacious sea-view apartments and units in modern residential complexes.
The town suits those who plan to live in Montenegro all year round, want everything they need close at hand, or are considering buying an apartment for rental income. Budva remains one of the country's main tourist centres, so in summer short-term accommodation is in particularly high demand. At the same time, life in the town does not stop once the tourist season is over.
When choosing an apartment, it is important to consider the location, the distance to the sea, the condition of the building and the specifics of the particular area. In high season the central streets and promenade get busy, and property near the sea and in sought-after complexes is in increased demand.
Bečići: wide beaches and a quiet life next to Budva
Around €2,700 per m²
Bečići lies next to Budva and is known for its long beach of fine pebbles and sand. The atmosphere is calmer than in central Budva, while the proximity of the neighbouring town lets you use its infrastructure and get to the centre quickly when needed.
Bečići is chosen by those who want to live by the sea in quieter surroundings, spend time on the beach and still stay close to an active urban life. It is also a popular destination for family holidays.
For investors, Bečići is attractive for letting apartments to tourists in the summer season. The long beach, the proximity to Budva and the resort's popularity with holidaymakers create good conditions for short-term rentals.
When buying, pay attention to where the building is in relation to the beach, the terrain, the infrastructure of the residential complex and how easy it is to get to the sea. Depending on the property, these factors can make a significant difference to how attractive the apartment is to holidaymakers and future tenants.
Tivat: prestigious property and a modern lifestyle
From €3,800 per m² and up
Tivat is a modern town on the shore of the Bay of Kotor that in recent years has become one of the best-known destinations for buying property in Montenegro.
The town's main calling card is Porto Montenegro, a prestigious marina with yachts, restaurants, boutiques and well-developed promenades. Tivat also has modern residential complexes and apartments with swimming pools, underground parking and landscaped grounds. The international airport is just a few minutes' drive from the town centre.
Tivat attracts buyers who value comfort, modern architecture, high-quality infrastructure and a certain standard of living. It has its own circle of investors and property owners focused on the premium segment and the international market.
For those who see an apartment as an investment, what matters is proximity to the marina, the quality of the complex, the infrastructure and the features of the particular property. These factors can affect rental demand in different seasons of the year.
At the same time, Tivat is not limited to luxury property: the town offers different types of homes, and you can find an option to suit your budget and goals.
Petrovac: a cosy resort for a quiet life by the sea
Around €2,500-3,000 per m²
Petrovac is a small seaside town with a charming bay, a promenade, a pine grove by the sea and an old fortress. There is none of the bustle of the big resorts, and the atmosphere is made for unhurried holidays and a quiet life.
The town particularly appeals to those who value nature, walks by the sea and a more intimate setting. Petrovac is chosen by families, people who prefer a slower pace of life, and buyers who want a place of their own for holidays in Montenegro.
Petrovac can also be of interest to investors: tourists come here in summer, and many of them return year after year. However, the property market here is smaller than in Budva and the choice of properties is more limited. So a suitable apartment in a good location is worth considering carefully.
Seasonality also matters: in summer the town is lively, while in winter it becomes much quieter. For some buyers this is an advantage; for others it is a factor to take into account when planning to live here permanently or let the property.
