Purchase support
Buying property in another country requires careful document checks, an understanding of local procedures and well organised payments. FinessKA Real Estate supports buyers at every stage of the deal in Montenegro: from choosing a property to registering ownership.
We help you understand how the purchase works, arrange communication with the seller, the notary and the other parties to the deal, coordinate the preparation of documents and explain the sequence of steps.

How we work
- 01
Choosing a property
We help you choose a property that matches your goals, budget and preferences. We arrange viewings, provide information about the property and help you assess whether it meets your expectations.
- 02
Checking the property
We coordinate checks of the property documents, the owner details and any legal circumstances that could affect the deal. Where needed, we bring in specialists.
- 03
Agreeing the terms
We help agree the price, payment terms, timing and other key terms with the seller. We record the agreements so that all parties understand their obligations.
- 04
Preparing documents
We arrange the preparation of documents for the deal and work with the notary and other specialists. Where needed, we help arrange translation and notarisation of documents.
- 05
Completing the deal
We coordinate signing the contract, making payments and completing the required formalities. We explain what to do at each stage and keep the process consistent between all parties.
- 06
After the purchase
We help you with the next steps after ownership is registered: registering the property, obtaining the necessary documents and handling practical matters related to the property.
What deal support includes
The scope of support depends on the property and the specific situation. Depending on the task, we help with choosing a property, arranging viewings, checking documents, agreeing the terms of purchase, preparing to sign the contract, working with the notary and other parties to the deal, coordinating payments and registering ownership.
If the buyer cannot be in Montenegro in person, we also help you find out whether the deal can be completed through a representative with a power of attorney. What is possible depends on the circumstances of the deal and the requirements of the specialists involved.
Frequently asked questions
Can a foreigner buy property in Montenegro?
Yes, foreign citizens can buy many types of property in Montenegro. However, restrictions apply to certain categories of property. Whether a purchase is possible depends on the type of property, its legal status and the buyer's citizenship.
Do I have to come to Montenegro to complete the deal?
Not always. If the necessary requirements are met, the deal can sometimes be completed through a representative with a power of attorney. This should be agreed in advance with the notary and the other parties to the deal.
What taxes do I pay when buying property?
When buying on the resale market, a property transfer tax usually applies. When buying a new property directly from a developer and the sale is subject to VAT, this tax is usually not charged. The exact tax treatment depends on the circumstances of the deal and current legislation.
What additional costs are there when buying?
Besides the price of the property, there may be costs for notary services, registration of ownership, legal support, translation of documents, bank fees and applicable taxes. The type and amount of costs depend on the specific deal.
How long does the deal take?
It depends on how ready the documents are, the features of the property, agreement between the parties and the notary's availability. Once you have chosen a property, we help you plan the steps and estimated timing.
Does buying property give the right to a residence permit?
Buying property can be grounds for applying for a temporary residence permit if the current requirements are met. The purchase itself does not guarantee a permit: the decision is made by the competent authorities. More on the page “Help with a residence permit in Montenegro”.
