Frequently asked questions
Can I get a residence permit in Montenegro by buying property?
Yes, owning property can be grounds for a temporary residence permit if the conditions set by law are met. For the relevant applicants, the law sets requirements for the type of property, the ownership share and the confirmed value of the property. We recommend checking the documents and current conditions before buying.
What property value is required for a residence permit?
Under the current rules, the relevant applicants must confirm a property value with a tax base of at least €150,000. There are exceptions for certain categories, including citizens of EU countries, Iceland, Liechtenstein, Norway and Switzerland, as well as their eligible family members. It is important to check how these requirements apply to your situation before the deal.
Can I get a residence permit if the property is in shared ownership?
Yes, the law provides for this if the established conditions are met. In particular, to apply on this basis the applicant must own at least half of the property. Whether this is possible in a specific case must be confirmed from the property documents.
Can family members get a residence permit?
Whether family members can get a residence permit depends on their status, family ties and the applicable grounds for residence. The conditions for each family member are considered separately. We will help determine which documents and procedures may be needed.
How long is the residence permit issued for and can it be renewed?
A residence permit based on property ownership is issued for up to one year. If the conditions set by law are still met, you can apply for renewal. It is important to start preparing the documents early, given the set deadlines for applying.
Do I have to live in Montenegro permanently after getting a residence permit?
The rules on staying in the country and permitted absence depend on the grounds on which the permit was issued and the current regulations. It is important to clarify these requirements before applying, especially if you plan to leave Montenegro regularly.
