Questions and answers

Frequently asked questions

Can a foreigner buy property in Montenegro?

Yes, foreign nationals can buy apartments and houses in Montenegro in their own name, without having to set up a company. However, the law provides for restrictions on certain categories of property, in particular some types of agricultural land and forest plots.

If the property you have chosen has special features in terms of its legal status or ownership registration, we will check the possible transaction options in advance and help you arrange the purchase in accordance with Montenegrin law.

What costs should you allow for when buying property?

In addition to the price of the property, there may be extra costs when completing the purchase.

In Montenegro, notary fees are usually paid by the buyer unless the parties agree otherwise. If the buyer does not speak Montenegrin well enough, a court interpreter (sudski tumač) must be present when the contract is signed. The interpreter's services, including oral interpretation and, if needed, a written translation of the contract, are paid separately.

We will explain the purchase procedure in advance and help you calculate the costs for the property you have chosen.

How does the purchase process work?

Once you have chosen a property, we check the documents, arrange for the sale and purchase contract to be prepared, agree the date and time of signing at the notary and support the process of registering ownership in the name of the new owner.

Can you buy property in Montenegro remotely, without coming to the country?

Yes! We arrange video tours of the apartment and the area, provide the documents and tell you about every detail of the property. The purchase can be completed through a representative with a notarised power of attorney, in line with Montenegrin law.

If the apartment is unfurnished, we can also help you furnish it, agreeing the furniture, style and interior details with you.

And when you arrive in sunny Montenegro, your property and the keys to your new home by the sea will be waiting for you!

Can you get a Montenegrin residence permit by buying property?

Yes, property ownership can be a basis for obtaining a residence permit. New requirements apply from 2026, including a minimum property value of €150,000 for the relevant category of applicants. The other conditions set by law must also be met.

Can you rent out the property you buy?

Yes! You can let your property to tourists and earn an income, even while you live in another country.

FinessKA will take care of organising the rental and managing the apartment: from communicating with guests and check-in to cleaning and keeping an eye on the property. Our manager will handle all day-to-day matters, so you can earn an income without having to organise everything yourself.
