Five villas with pools in Krimovica for up to 42 guests

A complex of five premium designer villas with private pools and panoramic views of the Adriatic. The setting is secluded and surrounded by largely untouched nature, ideal for holidays and private events.

What is offered:

• accommodation for up to 42 guests (subject to availability), with extra beds on request;
• events for up to 70 guests depending on the format, and ceremony spaces with sea views;
• a private wine cellar for tastings, meetings and workshops;
• a spa area with sauna and jacuzzi for guests only;
• Jaz and Ploče beaches 5-7 minutes' drive away, with a reserved area with sunbeds and a beach transfer;
• Tivat Airport 22.7 km, Podgorica Airport 76 km, Budva 10 km (20 minutes);
• catering, event planning, transfers and other services on request.

Included in the rate:

• private use of the villa and pool;
• parking and high-speed Wi-Fi;
• a fully equipped kitchen and appliances;
• assistance from a manager at check-in and check-out.

Available on request at extra cost: breakfast, a private chef, catering, transfers, yacht charter, a spa programme (3 hours: sauna, hot and cold herbal bath, oak besoms, tea and snacks), a daily beach transfer and beach loungers.

Rental periods:

• villas Alpha, Beta, Gamma and Epsilon: minimum 2 nights;
• villa Delta: minimum 1 month;
• long-term rental from three months: the first and last two months are paid in advance, plus a deposit equal to one month's rent; utilities (electricity, water, internet) are paid monthly. Ask the manager for details.

Terms:

• rates are per villa per night and include VAT;
• a municipal tax and insurance are charged per guest, depending on age; children under 12 pay insurance only;
• the beach is available to guests at an extra charge;
• guests above the standard capacity are charged separately; children under 12 stay free, including breakfast and a cot;
• a refundable cash deposit is paid on arrival and returned at check-out if there is no damage;
• on request and with advance notice, dogs and cats up to 10 kg are allowed in the penthouse for an extra fee; breaches of the rules are fined;
• smoking is prohibited by law in all indoor areas, and breaches are fined.

Payment and cancellation:

• payment by card or bank transfer;
• 40% of the total is due to confirm a booking, and the remaining 60% 30 days before arrival by card or transfer, or in cash on arrival;
• cancellations made more than 30 days before arrival are refunded in full;
• for cancellations 30-15 days before arrival, 50% of the amount paid is retained;
• cancellations less than 15 days before arrival are non-refundable.

Check-in and check-out:

• check-in from 16:00, check-out by 11:00;
• early check-in and late check-out are subject to availability and charged as a share of the nightly rate: check-in 12:00-16:00 25%, 09:00-12:00 50%, before 09:00 100%; check-out 11:00-15:00 25%, 15:00-18:00 50%, after 18:00 100%.
